Home staging is a marketing tool. It is the process of preparing your home for sale so that it sells in the least time, for the most amount of money.
How does home staging differ from interior design?
Home staging is part of the real estate industry, not the interior design industry. The simple way to explain the difference between the two services is…interior design personalizes your space while home staging depersonalizes your space. With interior design, we customize your space to your lifestyle, wants, and needs. Home staging is all about neutralizing a space so that it appeals to the most amount of buyers possible. When selling a home your home becomes a product that must be presented in a way that makes it appealing to potential buyers.
When should I stage my home?
Your home should be staged and photographed prior to it hitting the MLS. According to the National Real Estate Association, 90% of home buyers search the internet when shopping for a home. If your home doesn’t show well in pictures, it could mean that buyers will look elsewhere.
Do you carry an inventory of furnishings and accessories?
Tia Spaulding Interiors DOES NOT own or rent out any furniture or accessories. We do offer services where we will assist clients with purchasing items to stage their home.
Do you stage vacant homes?
We do not stage vacant homes. We only provide consultations and styling services for owner-occupied homes.
Does home staging guarantee that my home will sell?
Home staging doesn’t guarantee that your home will sell. There are a lot of things that can work against home staging. One of these things is the condition of your home. No amount of staging will hide the damage that needs to be repaired. What home staging can do is give you the best chance at selling your home. Home staging will help you get the traffic that you’ll need to get offers.
Which rooms in my home should be staged?
You’re selling an entire home not half of a home. Therefore, we recommend that every room in your home be Q-tip clean, organized, decluttered, staged, and market ready.
Who pays for home staging?
In most cases, home staging is paid for by the homeowner. This is your home, your investment, and you stand to gain the most financially if your home sells quickly and for top dollar. Although, there may be some Realtors that cover the home staging consultation. This is up to each individual realtor and should not be expected. Be prepared to cover your own staging investment.
What does your styling session consist of?
We will work with you on creating a budget for light occasional pieces, accessories, and décor. You’ll provide us with funds to purchase your items and our styling session fee and we will shop our favorite online and retail stores. Our styling session fee will be based on the amount of time it will take to style your space(s).
Once we’ve purchased everything, we will come back to your home to style your space. Styling typically takes between 6-8 hours depending on the number of spaces we will be styling.
